Head lease scheme
University of Surrey Lettings (USL) manage the head leasing scheme which allows private landlords to rent their property directly to the University as their tenant. In turn, the property is then sublet to continuing students.
As USL is a not-for-profit letting agency, landlords can be assured that this is a highly competitive service. USL are the first educational establishment to become a licenced ARLA agent. We are also accredited by the Guildford Lettings Accreditation Scheme and a voluntary member of the Property Redress Scheme. This shows our commitment to providing a professional and fair service which promotes higher standards within the lettings industry.
The head lease scheme offers a comprehensive property management service:
- Rent is guaranteed by the University for the duration of the term (50/51 weeks)
- You will receive quarterly rent payments in advance
- Full property management service:
- No need for right to rent checks
- Deposit registration not required
- Annual property inspections
- General garden maintenance included
- No monthly fee percentage is charged
- No hidden charges or marked up contractor rates
- No utility bill liability for vacant period
- Only £200 set up fee per annum

We also offer landlords the ability to advertise their property directly to University of Surrey students on our secure Studentpad website.
You must be accredited with a recognisable landlord accreditation scheme in order to advertise. USL work in partnership with Guildford Borough Council and The London Landlord Accreditation Schemewho offer regular training dates in Guildford. You may wish to contact them to find out more.
How to advertise
You will need to create an account on Studentpad and upload the details of the property you wish to advertise.
Each advert must contain a minimum of:
- Three photographs
- A gas safety certificate
- Electrical safety certificate
Along with this, you must upload a Studentpad Application Form.
USL will then approve your advert when complete.
If you are a resident landlord with a room to rent in your home then please complete the above mentioned steps to register for a Studentpad account.
Once complete, ensure that you have attached the Resident Landlord Application Form and that your advert has a minimum of three photographs.
Resident landlords may be required to attend a short training session at the University in future to continue advertising but details of this will be made available in due course.
