The following costs are included in the accommodation fees:

Accommodation prices 2024/25 academic year

When you apply for accommodation your application preferences are by fee band so you are unable to pick a specific court or campus. The price difference between and within the fee bands reflects the difference in facilities of each court.

Family accommodation fees are shown at 3 levels as a charge for Council Tax may be added to the accommodation fees. Council Tax charges are dependent on who lives in the flat, see the examples below:

No council tax included: Used if property is occupied by two students or occupied by a student and their partner where the partner is exempt from paying Council Tax.
75% council tax included: Used if property is occupied by a student and their partner who has no exemption from paying council tax, or by a single member of staff or a member of staff with a partner who is exempt from paying council tax.
100% council tax included: Used if property is occupied by a member of staff and their partner who has no exemption from paying council tax.

Guest bedrooms are available year-round for short stays of up to 28 days and may be booked by students, staff and visitors. Bedding and towels are provided and beds made Monday to Friday but not on weekends, public holidays or during University closure periods. All guest accommodation is self-catered.

Value Added Tax (VAT) is not charged on accommodation fees where the reason for the stay is to attend a course (including short courses) being run by the University. VAT charges are determined by who will occupy the room and the reason for their stay not who books it (see notes on Value Added Tax below).

If you book short-stay accommodation you will be asked to pay in full for the accommodation when you make the booking.

Value Added Tax (VAT)

Staff: VAT is charged - Staff are individuals who are on the University Salary Payroll or employed on a regular basis through Unitemps.
Visitors and former students: VAT will not be charged if you inform us, at the time of booking, of the course and department you are attending. Otherwise, VAT will be charged.

These rooms are usually only available from mid-June to end of August during the University Summer Vacation. They can be booked for more than 28 days and the length of booking affects whether Value Added Tax (VAT) is charged (see notes below on Value Added Tax).

If you book Short Stay Accommodation you will be asked to pay in full for the accommodation when you make the booking. If you book a room for more than 28 days during the summer vacation you will be asked to make a payment of at least 28 days accommodation fees when you make the booking.

All short-stay visitor accommodation is self-catered. Please bring your own bedding or buy a bedding pack from our online shop product catalogue.

Value Added Tax (VAT)

Students	VAT is not charged on accommodation fees where the person staying is a registered student of the University of Surrey and they are staying in our long stay accommodation. VAT is charged on all short stays including guest rooms, graduation rooms, exam rooms, etc
Staff	VAT is charged on stays of up to 28 days (e.g. guest rooms). Where a member of staff stays for more than 28 continuous days the stay can be treated as their main residence and no VAT needs to be charged. Staff are individuals who are on the University Salary Payroll or employed on a regular basis through Unitemps.
Visitors	Visitors, including students whose course has ended and prospective students, will be charged VAT on the first 28 days of their stay. If they stay longer than 28 days VAT will not be charged on the remainder of the booking.

Value Added Tax (VAT)

Staff: VAT is charged on stays of up to 28 days. Where a member of staff stays for more than 28 continuous days the stay can be treated as their main residence and no VAT needs to be charged. Staff are individuals who are on the University Salary Payroll or employed on a regular basis through Unitemps
Visitors and former students: VAT will not be charged if you inform us, at the time of booking, of the course and department you are attending. Otherwise, VAT is charged for the first 28 days of stay. After 28 days VAT is not charged.

Paying for your room

You will be asked to make an advance fee payment of £250 when you accept your room, but there is nothing else to pay for your room until your invoice is sent to you. This will be done after you have moved in.

Your invoice for accommodation fees will normally be sent to your University email account within 14 days of you moving in.

The invoice will be for the whole of your license period, and if you are staying for more than 15 weeks it will be split into instalments.

Below is an example of how much you would pay for each instalment if you live in one of our Band D rooms costing £165 per week during the 2023/24 academic year:

**Undergraduates are allocated for the period 16 September 2023 to 10 June 2024 so they will make the first four payments. Postgraduates are allocated for the period 16 September 2023 to 31 August 2024 so they will make all of the payments.

The pay by dates for the above instalments are designed to be just after most students receive their funding from Student Finance England. If the instalment dates don't work for you, then please speak to your student financial adviser whose contact details will be on page two of your accommodation fee invoice.
